John Collins with Beach Realty San Diego, and I wanted to do a short video today about how to prepare your home once you've decided to list it. What are the things that you can do to make sure that your house is putting it's best foot forward and really impressing buyers, and that your home sells as quickly as possible for the most money.
A lot of the items, as you'd expect, are cleaning and housekeeping items, maintenance of fixtures and hardware, and to help you work through room to room and make sure you've gotten all those things checked off the list, I've made you a good checklist. It's downloadable via PDF, just check below. Print it out, take it with you room to room, and make sure you've gotten all those housekeeping items taken care of.
Now, when it comes to other types of projects, or or rearranging to improve the impression the house makes: Furniture, think clean, think minimal, think hotel rooms. When you walk into a room in your home and you think it feels a little bit like a hotel room you've done a good job staging. You want it clean, you want it very clutter free.
If you're going to invest money in projects, pick rooms where you get the most bang for your buck. The best one being the bathroom. Projects there tend to cost a little less and it goes a long way. People love well staged and well upgraded bathrooms. Kitchens are good too, but those projects tend to cost more in that room, so you are going to want to watch your margins. Rooms like bedrooms and living rooms tend to give you the least return on investment so choose carefully if you're going to be improving those rooms. Flooring is great if you are going to improve those rooms.
Now, on the exterior, front yards, first impressions and curb appeal are huge. Front yard landscaping is something that you can typically upgrade and make some improvements to without spending a whole lot of money, so it's a good place to invest. Garage doors and front doors, typically you are going to get your money back, plus some if you put in a new one, or a nice coat of paint. A good wood finish, a new door, or a pop of color there from the curb really helps the home be inviting and brings buyers in. I hope this information is helpful.
